'Our Contractor client was undertaking the refurbishment of a listed 1920's modern mansion into luxury apartments and the construction of 2 new luxury apartment blocks incorporating underground car-parking and fitness suite. Contract value was £28m. Due to matters outside of the control of the team, all elements of the project fell way behind programme.

We initially provided a brief explanation of the delays to support a further extension of time claim. That was rejected by the Project Manager, who required a complex delay analysis. This was being produced, despite the existence of approximately 50,000 relevant emails, when the Employer acknowledged the problems and an acceptable settlement agreement was negotiated.'
